How the estimates are built

Rate added to today’s 760+ rate for each score range (approximate; lenders price differently):

Conventional PMI is a borrower-paid monthly estimate by score and loan-to-value, and drops to zero at 80% loan-to-value or below. FHA uses a 1.75% upfront premium (added to the loan) plus 0.55% annual MIP (0.50% with 5% or more down). VA uses a funding fee added to the loan (2.15%, 1.50% or 1.25% by down payment, first use) and has no monthly mortgage insurance; veterans with a service-connected disability rating are typically exempt from the fee.
